NOI = $42,408 โ $15,393 = $27,015. Cap rate = $27,015 รท $380,000 = 7.11%. That puts this duplex at the high end of the Orlando range โ a solid buy if the units are in good condition and the neighborhood supports $1,900 rents.
Worked Example 2 โ Jacksonville Single-Family at $230,000
Purchase price: $230,000. Rent: $1,550/mo. Gross scheduled income: $1,550 ร 12 = $18,600/yr. Vacancy at 7%: $1,302. Effective gross income: $18,600 โ $1,302 = $17,298.
Annual expenses: property tax (1.1%) = $2,530 | insurance = $2,800 | maintenance (5% of EGI) = $865 | management (8% of EGI) = $1,384. Total operating expenses: $7,579.

What is a good cap rate for a rental property in Florida?

How much does Florida insurance actually affect my cap rate?
On a $300,000 property, the difference between a $2,500 policy (inland, no flood) and a $7,000 policy (coastal, flood zone) is $4,500 per year โ that alone swings your cap rate by about 1.5 percentage points.
Should I include flood insurance in my cap rate calculation?
