Florida Closing Cost Details

Documentary Stamp Tax ($0.70 per $100)

Florida charges a documentary stamp tax (doc stamps) on deeds at $0.70 per $100 of the sale price. On a $350,000 purchase, that is $2,450. In Miami-Dade County the rate is $0.60 per $100. Doc stamps on the deed are customarily paid by the seller, but this is negotiable. The buyer pays doc stamps on the mortgage note at $0.35 per $100 of the loan amount.

Intangible Tax on Mortgages (0.2%)

Florida levies a one-time intangible tax of 0.2% (2 mills) on new mortgage obligations. On a $280,000 loan, the intangible tax is $560. This is a buyer cost paid at closing.

Title Insurance

Florida title insurance rates are promulgated (set by the state). The seller customarily pays for the owner title policy in most Florida counties.
