How Florida's Insurance Market Shapes Your DSCR
In most states, insurance is a minor line item in your DSCR calculation. In Florida, it can be the single largest factor determining whether your deal qualifies. Landlord policies averaging $4,500/yr โ and coastal properties reaching $7,000+ once you add flood coverage โ push your monthly PITIA well above what the same property would cost in a lower-risk state. Combine that with 1.1% property tax, a 7% vacancy factor across most metros, and you will find that Florida DSCR loans require either strong rental income or inland locations with manageable insurance to work.
Florida-Specific DSCR Factors
Insurance is the dominant drag. On a $300,000 property, a $4,500 annual insurance premium adds $375/mo to your PITIA. If you are in a flood zone and need a separate $2,400 flood policy, that is another $200/mo. Combined, insurance alone can add $575/mo to your denominator โ enough to drop a 1.15 DSCR below 0.90.
Coastal vs. inland is everything. A Tampa waterfront condo might carry $6,500 in combined wind and flood premiums. The same-priced property in Gainesville or Ocala might insure for $2,800. That $3,700 annual difference translates to a 0.30+ DSCR swing. For qualification purposes, inland Florida properties are far easier to finance.
Property tax is moderate but watch reassessment. Florida's 1.1% effective rate is manageable, but investment properties lose the homestead exemption. The county will assess at full market value on purchase, and your tax bill may be 40-60% higher than what the previous homesteaded owner was paying.
No state income tax benefit is invisible to lenders. Florida's zero state income tax is a real advantage for your after-tax returns, but DSCR lenders do not care โ they only look at the ratio of rent to PITIA. The tax benefit helps you, not your loan application.
Worked Example 1 โ Tampa SFR, $295,000 Purchase
Purchase price: $295,000. Monthly rent: $2,000. Down payment: 25% ($73,750). Loan amount: $221,250 at 7.5% over 30 years.
Monthly principal & interest: $1,547. Property tax: $295,000 ร 1.1% รท 12 = $270. Insurance: $4,500 รท 12 = $375. Total monthly PITIA: $1,547 + $270 + $375 = $2,192.
DSCR = $2,000 รท $2,192 = 0.91. This deal falls short of the standard 1.0 minimum. Insurance accounts for $375 of the $2,192 monthly obligation โ if you could find the same property in a state with $1,800/yr insurance, the PITIA drops to $1,967 and DSCR rises to 1.02. That is the Florida insurance penalty in one number.
Worked Example 2 โ Jacksonville Duplex, $290,000 Purchase
Purchase price: $290,000. Total monthly rent (2 units): $2,800. Down payment: 25% ($72,500). Loan amount: $217,500 at 7.5% over 30 years.
Monthly principal & interest: $1,521. Property tax: $290,000 ร 1.1% รท 12 = $266. Insurance: $3,600 รท 12 = $300. Total monthly PITIA: $1,521 + $266 + $300 = $2,087.
DSCR = $2,800 รท $2,087 = 1.34. This duplex qualifies easily, clearing the 1.25 threshold. Two factors make it work: dual rent streams covering one mortgage, and Jacksonville's lower insurance costs compared to Tampa or Miami. Jacksonville is one of the few Florida metros where DSCR deals consistently pencil out for SFR and small multi-family.
Florida DSCR Lender Context
Florida is a high-volume DSCR market โ more DSCR loans close in Florida than in any other state. That means lenders are very familiar with the insurance challenges and many have built products specifically for the Florida market. Key points to know:
- Several lenders offer sub-1.0 DSCR programs (down to 0.75) with 25-30% down payment requirements
- Lenders will require proof of active windstorm and flood insurance at closing โ budget for this before you lock your rate
- Some lenders exclude flood insurance from the PITIA calculation if the property is not in a mandatory flood zone โ ask specifically
- Interest-only DSCR loans remove the principal portion from your payment, which can boost a 0.90 DSCR to 1.10+ by lowering the monthly obligation

What DSCR do I need to buy a rental in Florida?
Most lenders want at least 1.0, with best pricing at 1.25 or higher. Some Florida-focused lenders go as low as 0.75 with larger down payments and higher interest rates.
Does flood insurance count in the DSCR calculation?
Yes, if the property is in a FEMA-designated flood zone that requires mandatory coverage. Some lenders exclude voluntary flood insurance from the PITIA calculation, but if it is required by the lender, it counts.
Can an interest-only loan fix my low Florida DSCR?
It can help significantly. Removing the principal portion of the payment reduces your monthly PITIA by 20-30%. On the Tampa example above, an interest-only payment of roughly $1,383/mo would bring total PITIA to $2,028 and DSCR to 0.99 โ still tight, but closer to qualifying.
Which Florida city is easiest for DSCR qualification?
Jacksonville offers the best combination of affordable entry prices, reasonable insurance costs, and solid rent-to-price ratios. Inland central Florida cities like Ocala and Lakeland are also worth considering for their lower insurance burdens.
Do I need a credit score for a Florida DSCR loan?
DSCR loans do not verify income, but they do check credit. Most programs require a minimum 660-680 FICO. Higher scores (720+) unlock better rates, which directly improves your DSCR by lowering the P&I component.
How does a condo HOA fee affect my Florida DSCR?
